Why does my Airbnb get views but no bookings?
Usually it's because something on the listing page makes guests hesitate after they click: the total price looks high next to similar places, the dates or rules don't fit, or the photos and description leave doubts. Check your total price, calendar and rules first, then whether your listing clearly and honestly answers what guests ask.
First, confirm where guests drop off
If you use Airbnb's professional hosting tools, the Insights area shows conversion in stages: how often you appear in search, how often guests click into your listing, and how often they book after viewing. You can compare with similar listings. Views with few bookings points at the listing page itself, not search.
1. The total price
Airbnb says it puts a lot of weight on the total price including fees and discounts, compared with similar listings nearby. A low nightly rate with a big cleaning fee can look expensive once the total shows. Compare your total for the same dates against a few similar listings guests would see next to yours.
2. Dates and rules that don't fit
- Minimum stays longer than what guests in your area usually book.
- Gaps in your calendar or dates blocked by mistake.
- Instant Book off, which also hides you from guests who filter for it.
- Strict house rules or a cancellation policy stricter than nearby listings.
3. The photos leave questions
Guests decide fast. If the cover isn't your strongest photo, your best feature is buried at the end, or key spaces like the shower or a bed have no photo, guests move on. See how to order your Airbnb photos.
4. The text creates doubt
- Warnings first. Descriptions that open with rules or all-caps disclaimers read as a hassle before guests know what's good.
- Contradictions. "1 bedroom" in the details while the text says there's no separate bedroom. Guests notice, and some won't risk it.
- Leftover template text, like placeholder lines that were never filled in. It looks unattended.
- Missing basics, like whether there's a kitchen, parking or a workspace. Unticked amenities can also keep you out of filtered searches.
5. Reviews and responsiveness
A recent low review near the top, or slow replies to inquiries, can stop a booking. Airbnb says response time and how often you accept requests factor into search too. Reply to reviews calmly and fix what they point out in the listing text.
A 15-minute self-check
- Price your own listing for next month as a guest, and note the total.
- Do the same for 3 similar listings nearby.
- Read your listing top to bottom on your phone and note anything that contradicts or confuses.
- Look at your first five photos and ask whether they show the thing reviews praise most.
FAQ
Is views but no bookings a search ranking problem?
Usually not. If guests are viewing your listing, search is showing you. The drop-off is on the listing page: price, dates, photos or text.
How do I see my listing's conversion on Airbnb?
In the Insights area of Airbnb's professional hosting tools, conversion is shown in stages from search impressions to listing views to bookings, with comparisons to similar listings.
Should I just lower my price?
Check the total with fees against similar listings first. Sometimes the cleaning fee or minimum stay is the real issue, not the nightly rate.
Can a listing rewrite fix it?
It can fix the photo order, contradictions and unclear text. It can't fix a price or calendar that doesn't fit the market, so check those too.
